Three Neighbourhoods, Three Different Bets

Bangalore’s F&B scene is arguably India’s most dynamic. With a young, high-income tech workforce, strong cafe culture, and growing appreciation for diverse cuisines, it’s the city every food entrepreneur wants to crack. But within Bangalore, three neighbourhoods dominate the cafe and restaurant conversation: Koramangala, Indiranagar, and HSR Layout.

Each represents a fundamentally different business proposition. Here’s a data-driven comparison to help you choose.

Koramangala: The Established Giant

Competition Density

Koramangala’s 1st through 8th Blocks house an estimated 200+ food establishments. Within any 1km radius, you’re looking at 25-35 direct competitors for a cafe concept. The market is saturated — but saturation also means proven demand.

Rent Landscape

Ground floor commercial spaces on 80 Feet Road: ₹120-200/sqft/month. Interior lanes (5th Block, 6th Block): ₹80-140/sqft/month. Rents have been stable but landlords demand 24-36 month lock-in periods with 8-10% annual escalation.

Customer Profile

Dominated by tech professionals aged 22-35 from nearby startup offices and co-working spaces. Average spend per visit: ₹400-600. High Swiggy/Zomato dependency — delivery can account for 40-50% of revenue. Weekday lunch is strong; weekend brunch culture is growing.

The Gap

Despite high competition, Koramangala still lacks quality breakfast-focused concepts and late-night dining options (most restaurants close by 11 PM). Health-focused, protein-heavy meal prep concepts are underserved despite the fitness-conscious demographic.

Indiranagar: The Premium Play

Competition Density

Indiranagar’s 100 Feet Road and surrounding lanes host 150+ F&B establishments. Competition within 1km: 20-30 direct competitors. The difference from Koramangala? Higher price points are sustainable here.

Rent Landscape

100 Feet Road ground floor: ₹150-250/sqft/month — Bangalore’s most expensive F&B real estate. Interior lanes (Defence Colony, HAL areas): ₹90-150/sqft/month. Premium location demands premium execution.

Customer Profile

Slightly older demographic (25-40), higher average income than Koramangala. Significant expat community. Average spend: ₹600-900. This is where Bangalore goes for date nights, celebrations, and "treating yourself." Walk-in traffic is strong; delivery percentage is lower (25-30%).

The Gap

Indiranagar is surprisingly thin on authentic regional Indian cuisine at premium price points. While it has plenty of Continental, Italian, and Pan-Asian options, a well-executed South Indian or Rajasthani fine-casual concept could stand out. Also underserved: quality bakery-cafes with proper sourdough and artisan pastries.

HSR Layout: The Rising Star

Competition Density

HSR Layout has 100+ F&B establishments and growing fast. Within 1km: 15-22 direct competitors — significantly less saturated than Koramangala or Indiranagar. This is where the opportunity lies for new entrants.

Rent Landscape

Main roads (27th Main, Sector 7): ₹70-120/sqft/month. Interior sectors: ₹50-90/sqft/month. Substantially cheaper than both Koramangala and Indiranagar, making unit economics much more forgiving.

Customer Profile

Young tech professionals (22-30), many in their first or second job. Large PG (paying guest) population. Price-sensitive but willing to spend on experiences. Average spend: ₹300-450. High delivery dependency. Strong weekend social dining culture.

The Gap

HSR Layout is growing so fast that several concepts remain underserved: quality specialty coffee, artisan ice cream, and brunch-forward cafes. The neighbourhood has plenty of "regular" cafes but few destinations that people would travel across Bangalore to visit. First-mover advantage is still available for the right concept.

The Verdict

Choose Koramangala if: You have a proven concept, strong delivery operations, and enough capital to compete in a saturated market. The demand is guaranteed but so is the competition.

Choose Indiranagar if: You’re building a premium, experience-first brand with higher price points. You need the cachet and the foot traffic, and your unit economics can absorb ₹150+/sqft rent.

Choose HSR Layout if: You want better unit economics, lower competition, and the opportunity to become a neighbourhood institution. The trade-off is less foot traffic and a more price-sensitive customer.
