The 8 checks
1. Can people see it from 30 steps away? Walk away from the shop in both directions. Turn around. Can you see the board? Trees, bus stops, poles and parked trucks can hide a shop completely.
2. Is it on the side people walk? On many roads, people walk mostly on one side. Count people on each side for 10 minutes, morning and evening.
3. How many steps to get in? One step is fine. Three steps lose older people, parents with prams and anyone in a hurry.
4. Where do customers park? For a café or restaurant, two wheelers matter a lot. Is there space in front, or will the police tow them?
5. Is there a divider in the road? If there is a divider, people on the other side cannot turn in easily. Your real market is only one side.
6. How wide is the front? A wide front shows more of your shop. A narrow front in a long, deep shop is hard to notice.
7. What is next door? A busy shop next door brings people past your door. A closed shop or a wall makes your shop look empty.
8. Can you put up a board? Ask the owner and the society. A shop without a clear board is a shop people forget.
What you cannot see from the door
The door tells you how easy it is to walk in. It does not tell you how many cafés are already within 500 metres, what rent similar shops pay, or who lives and works nearby. Check those too before you pay the deposit.
